Hot water tanks and chimneys: Sources of risk?

Do you know how old your hot water tank is?

If your hot water tank is approaching 10 years old, replace it to reduce the risk of damage. In general, insurers require replacement at this stage. Look for the label on your appliance that indicates the date of manufacture so that you do not exceed the period of use. Some specialized suppliers contact their customers before the expiration date to offer them the installation f a new tank, whether rented or purchased.

Negligence on your part could result in an increase in your deductible of up to thousands of dollars and even the withdrawal of your various protections against water damage.

In the meantime, a good practice is to install a retention basin under your appliance and connected to your drain.

Chimney: Prevention is better than cure

Chimney sweeping – whether prefabricated or brick – is an essential fall ritual. Use a chimney sweep who is a member of the Association des professionnels du chauffage (Association of Heating Professionals), because in the event of a disaster, you may have to produce invoices and other supporting documents. Have the inside of the smoke exhaust duct thoroughly cleaned to prevent chimney fires and allow toxic fumes to escape.

Act early, as chimney sweeps are busy during the fall. Next year, you should even start in the spring to avoid long delays.
